Tamil Nadu housing board begins construction of high-rise flats in Trichy – ET RealEstate

TRICHY: The Tamil Nadu Housing Board (TNHB) has started construction work on the city’s first high-rise residential project for the high income group (HIG) category at Varaganeri. TNHB will also construct a high-rise block (above 18.30m in height) on the same campus for the middle income (MIG) and low income group (LIG) categories.

TNHB was earlier renting out 48 flats in Varaganeri near Palpannai (Chennai-Trichy NH and Thanjavur-Trichy NH intersection) to the public. With the structure stability deteriorating, TNHB proposed to demolish the existing flats and build a high-rise residential project with amenities like covered car parking, multiple elevators, power back up, green space for children and CCTV security.

The HIG block with 14 floors will have 56 units, each measuring 1,500 to 1,575sqft floor area. All the units will have three bedrooms and are likely to be sold at Rs 69 lakh per unit. “Since our site is close to multiple national highways, markets and hospitals, the demand was overwhelming during our market research. The flats will be in premium standard, special attention is given to the quality of flooring and elevation,” a senior official with TNHB Trichy said.

TNHB has also applied for administrative sanction to launch a high-rise residential tower each for MIG (14 floors) and LIG (13 floors) categories. A total of 192 units in three different categories will be sold to the public.

“We will notify the sales soon. People can pay the project cost in instalments as the construction progresses,” the official added. The HIG project is anticipated to be completed before April 2023 while the LIG and MIG projects will take two years each to conclude once the work begins.

TNHB is already constructing a separate high-rise project in Mannarpuram for state government employees.

Tamil Nadu housing board puts plan to build commerce hub in Nandanam on hold – ET RealEstate

CHENNAI: A month after floating a tender to construct the Tamil Nadu Commerce Hub in Nandanam, Tamil Nadu Housing Board (TNHB) has cancelled the tender.

Touted as a landmark structure that would be linked by a skybridge across Anna Salai, the three-tower project planned at a financial outlay of Rs. 486 crore.

A corrigendum to the pre-qualification tender cited administrative reasons for cancelling the bid, but housing and urban development department sources said a decision was taken by the housing board to execute the project using its funds.

Though the land parcel for the project is owned by the TNHB, construction for the hub was to be executed by Tamil Nadu Infrastructure Fund Management Corporation Limited.

“It was decided in the board of meeting of TNHB two days ago that TNHB would be executing the project instead of engaging another agency. So, the project has been put on hold for the time-being,” a housing and urban development department said.

The DMK’s trade union had also opposed the project.

Tamil Nadu housing board to build 570 flats at Nerkundram for government officers – ET RealEstate

CHENNAI: The Tamil Nadu Housing Board is set to construct 570 apartments for All India Service officers, state government officers and judicial officers at Nerkundram, a decision that has left social activists wondering about the priorities of a government reeling under the economic impact of Covid-19.

The TNHB has invited applications from AIS officers of Tamil Nadu cadre, state government officers and Judicial Officers for the apartments to be constructed under the Own Your Housing Scheme.

As per the prospectus, each apartment, with a plinth area ranging from 1,531 sq ft to 1,877 sq ft, is estimated to cost between Rs 95lakh and Rs 1.16 crore excluding the registration fee. The massive housing project comprises five blocks, each with stilt + 19 floors near the existing TAISHA Complex at Nerkundram.

The development comes at a time when the Tamil Nadu government has said that Covid-19 had caused considerable economic disruption and placed the finances of all departments in disarray. During a recent pre-Union budget meeting, deputy chief minister O Panneerselvam, who holds the finance and housing department portfolio in the state, informed the Centre that while the early signs of economic revival are apparent, the finances of state governments will take more time to recover. But, the TNHB, which comes under the housing and urban development department, is going ahead with the project that will impose a huge immediate expenditure on the government, say activists.

TNHB managing director B Murugesh did not respond to repeated queries from TOI for a reaction on the plan.

Senthil Arumugam of Satta Panchayat Iyakkam charged that construction of flats for government officers appeared to be a plan to appease them during an election year. “There is no second opinion that government officials cannot be denied houses. But, several rural local bodies are facing severe financial constraints and are running from pillar to post to meet expenses such as purchasing bleaching powder for sanitation after the outbreak of Covid-19,” he said. Against this backdrop, devolving funds to local bodies must be the government’s priority, not building apartments for officials, he said.

Construction begins on TNHB’s Rs 103 crore high-rise project in Trichy – ET RealEstate

TRICHY: The Tamil Nadu Housing Board (TNHB) has started construction work on a high-rise residential project in the city at Old Circuit House colony near Mannarpuram, at an outlay of Rs 103.5 crore. Four skyscrapers with 14-15 floors each will come up at the site with 464 flats.

The existing housing units at the site were demolished months ago and the the foundation work for the buildings was taken up after TNHB availed environmental clearance from the state environment impact assessment authority on December 1. Block 1 and 2 shall have 14 floors each, while block 3 and 4 will have 15 floors each.

The sewage from the buildings will be connected to the underground drainage network and sewerage from the blocks is proposed to be recycled and used for watering the green space proposed on the site. Trichy corporation will be supplying 213 KLD to meet construction requirements.

The facility is estimated to generate 1,242 kg of waste per day of which non-biodegradable waste will be recycled through scrap vendors. As for amenities, the TNHB complex will get green space with play area for children, community hall and likely a library.

“The project is being taken up under Tamil Nadu government servants rental housing scheme and will be utilised as housing quarters for various department officials. The work is expected to be completed in two years,” a TNHB official said.
